Report Findings

Macks Robinson Architects were commissioned in 2003 to conduct a survey on St James Cathedral to determine the extent of its deterioration.

In 2004, it was established that there was major structural deterioration throughout and extensive restoration would be required to allow the Cathedral to remain open.

Macks Robinson discovered the following from their studies of the Cathedral –

•    Moisture damage and regular flooding of the crypt area
•    Upper roof consists of asbestos cement with leaks in the lower ceiling which has led to wet rot
•    Extensive termite damage throughout
•    Joint deterioration from painting
•    Water has penetrated the brick walls
•    Internal and external brickwork is damaged and decayed
•    Cathedral flooring is uneven and not level
•    Bell support beam and swing pins have collapsed
•    Cedar ceiling is moisture damaged and is decaying and rotting
•    Electrical work needs replacing
•    15 windows throughout (including stain glass) are inadequately sealed and ill fitted
•    Some doors have deteriorated
•    Guttering is inadequate and badly deteriorated

The Diocese drew on these findings and called in engineering experts Base iGi to begin repair work.

The Diocese commissioned Base iGi, to develop a plan to address the most urgent issue being the bell tower.  Repairs to the bell tower were completed in February 2009.
